Dry Wall
We utilize several methods in completing the drywall installation and finishing processes. We have designed each process to fit the type of structure that you are building. Please remember that the type of paint that you are using will determine the type of finish and touch up procedure needed on your project.
Prior to stocking, our professionals will check the framing and advise the builder of any necessary framing adjustments. After you have completed and passed all inspections required by local building codes and before drywall installation, we will arrange for drywall delivery.
We highly recommend that you advise us of a projected stocking date, usually 3-4 days prior to completion of required inspections. Please review the following list of finishes, grades, and installation processes as the pertain to your project.
Ceiling Finish:
- Slick
- Spray (popcorn acoustic spray)
- Stipple
- Knock down
Paint Grade:
- Flat Latex
- Egg shell, gloss, and semi gloss
- Light earth tone colors
- Designer colors, all dark colors (ex. reds, blues, greens, etc.)
- Designer multi-color or special applications (ex. sponge painted, dry brush technique, etc.)
Clean Up:
- Drywall debris placed in onsite dumpster (provided by customer)
- Finishing debris placed in onsite dumpster (provided by customer)
- Drywall hanging waste haul off
- Scrape and sweep floors (floor is roughly swept, all dust will not be removed)
Drywall installation and finishing processes:
Day 1: Drywall material and accessories delivered to job site
Day 2: Hangers report to job site - most homes will have drywall hung in 1 day
Day 3: Finishers will report to job site. Depending on weather conditions and size of job, only tape coat will be applied.
Day 4: Finishers report to job site to apply coat of joint compound (industry terminology standard bed coat)
Day 5: This day is reserved for drying of bed coat.
Day 6: Finishers will return to apply final coat of joint compound on all joints and corners (industry terminology skim coat), providing bed coat is sufficiently dry.
Day 7: Ceiling texture or Primer Level Coating will be applied, providing skim coat is sufficiently dry.
Day 8: Sanding crew to report and sand down all drywall.
Day 9: Sweep and scrape floors if required.
Drywall Touch-Up Procedures
Textured ceilings (stipple or acoustic spray), typical flat latex paint, basic colors
Smooth finish ceilings, typical flat latex paint colors
Smooth finish ceilings - designer colors (reds, blues, greens), eggshell paints, gloss finish, and satin paints
Homes of this high quality require a level 5-quality finish; additional steps are required in the finishing process before painting begins.
After wood trim, cabinets and door installation:
Day 1: We will touch up any defect in drywall and repair nicks and dings that have occurred during the trim process. Our personnel will use drywall compound with a light blue tint.
Day 2: We will sand touch up.
Day 3: Your painter can apply paint prime coat. It is necessary for you to advise when painter will be completed with primer process.
After house has a primer coat we will inspect and complete any touch up needed and sand the following day.
Final Touch-Up Process
After completion of electrical set outs, HVAC set out and plumbing set out:
We will inspect and touch up any remaining nicks and dings. In most cases this is very minor. We will return the next day to sand.
